Super luxury villa in Marbella

Piers Morgan On Marbella

The presenter visited an exclusive villa in Marbella for his TV program, it boasted a vast Roman spa, a private cinema, tapestries worth millions on the walls, a fully stocked mini-hospital, £250,000 worth of gold-plated taps, an expansive rock grotto for the kids, lavish pools, a second sumptuous villa down by the sea, and the sort of art that makes even Charles Saatchi go weak at the knees.

Luxury villa for rent in Marbella

The owner is there for only three weeks a year, and rents it out the rest of the time for €20,000 a DAY in high season.

Exclusive villa in Marbella

Asked to put a price on it, my guide – Marbella’s top property developer, John Davis – shrugged his shoulders. ‘It’s hard to say, but in the region of £60-70million,’ he said.

San Pedro tunnel

San Pedro

San Pedro

San Pedro tunnel – the 4 phases

The San Pedro tunnel is about  1km in length on the A-7 (N-340)

The delay in starting was the result of necessary modifications in the design, but for the many thousands of road users who have suffered long delays in passing through San Pedro over the years, especially over the busy tourist season, this was a delay well worth waiting for.The building of the tunnel will also speed up traffic over it, because current yet vital traffic lights will be eliminated.

Information about San Pedro

San Pedro problems

The problem however is the time we all have to wait for this to complete. Scheduled to take a year and a half, the planners saw no option but to divert traffic on this part of the A-7 during this period. An average of 60,000 vehicles pass through this point every day, and now are having to use the 2km southern by-pass instead, causing certainly at peak hours, traffic jams.

It is expected to cost some €60 million, of which €24 million has already been set aside in the coming state budget. The project will be developed in four phases;

San Pedro tunnel – First phase

The Guadalmina link road – a key part of the traffic diversion plan while the tunnel is being built. Work on this has already been completed.

San Pedro tunnel – Second phase

The re-positioning of the services affected by the building of the tunnel between Guadalmina and the entrance to the Cortijo Blanco barrio and Puerto Banús. This phase involves work on the definitive link road with Guadalmina, which will have two roundabouts, north and south, and an underpass underneath the motorway. This phase has also been completed.

San Pedro tunnel – Third phase

The main excavation work on the tunnel has also been started and near to completion, meanwhile traffic in each direction will be diverted through the by-pass

San Pedro tunnel – Fourth phase

From July 2009 to October 2010 – Excavating the tunnel
“Scalextric design”
The single kilometre of tunnel, referred to in the Spanish press as the ‘false tunnel’, given that it does not actually cut through a mountain, is scheduled to take a year and a half to complete.
The Town Hall and various resident associations had earlier objected to plans for the building of an overhead pass where north-south traffic was previously managed by traffic lights.
They referred to the design as a ‘scalextric design’, claiming it would have a negative visual impact on the area, and it has now been decided to build an underground pass there instead.

Properties in San Pedro

So far the prices have not been affected by the work. However in most cases prices will go up when the infrastructure is improved in an area.

Rain in Spain

Living in Spain – with the rain…

During this first week of this new decade, we are seeing, like most of the UK, very abnormal weather. One minute we have beautiful sunny blue skies with a nice temperature for January, the next minute we are experiencing horrendous rain, thunder and lightening storms.

Certainly the forecast for UK doesn’t look good for the next few weeks however our weather should be very short lived.

Across the road (N340) are the areas of Benamara and Paraiso Baja (officially called Paraiso Barronal).  Again these are very popular with residents and holiday homes due to the excellent sandy beaches and local amenities.
There are a number of front-line beach luxury villas making this area very exclusive. Two of the most popular urbanisations in this area are El Presidente offering apartments in a community made up by half holiday home owners and half permanent residents and Venalmar which is a private small beachfront development consisting of townhouses and apartments, again very residential in an upmarket location.

Atalaya – Golf on The New Golden Mile – Atalaya has golf and beaches

Adjacent to these areas on the eastern side, on both sides of the N340 is Atalaya. Also known for the high level of residents, offering both apartment complexes and villas. Atalaya has a popular golf course (Atalaya Golf & Country Club) and the hotel nearby offers various facilities. Atalaya Baja has a natural beach offering a number of beach bars/cafes (Chiringuitos) as well as two hotels offering year round facilities including Scuba Diving.
Most developments/urbanisations in these areas are gated, offering privacy and security. All these areas are located less than 5 minutes to the popular town of San Pedro, 10 minutes to Puerto Banus and 15 minutes to Marbella and Estepona. A perfect location for both permanent living and for holidays.

Bel Air and Cancelada

Travelling towards Estepona by just a couple of kilometres is the area known as Bel Air/Cancelada. Within this small area, there are quite a number of purpose built developments, mostly for the rental & holiday home market.
These communities are gated offering security for families, many benefiting from tropical gardens with amenities which you would expect to enjoy on holiday. Most of these urbanisations have been built fairly recently to a high standard – Retiro de Bel Air being one of the best in this area.

Los Flamingos – Luxury on The New Golden Mile: Hotel Ritz-Carlton Villa Padierna

Hotel Ritz-Carlton Villa PadiernaTravelling just a couple of kilometres from Cancelada is the famous and luxurious private estate of Los Flamingos.
This is an exclusive, gated estate built around three Golf Courses and the Hotel Ritz-Carlton Villa Padierna. All the developments in this estate are gated with 24hour security and benefit from the elevation offering spectacular views across the golf courses to the sea.
Further towards Estepona, although still within the New Golden Mile area, is the well established urbanisation of Park Beach.
This is a beachfront development offering a number of apartments and townhouses. In front of this development are a number of large beachfront villas. Within walking distance of this urbanisation is the very well known beach bar/restaurant “Heaven”.

Guadalmina is one of the most exclusive coastal areas in the Southern Spain

Located on the border of San Pedro and is the exclusive area of Guadalmina. Known as one of the most “upmarket” areas on the Costa del Sol, it has long been an established residential area which has a very popular golf course and has become increasingly popular recently with holidaymakers.
It is popular with families due to its proximity to some of the best international schools on the coast and suits those who want to live in a residential area which is within a short driving distance of high street stores etc.
It is a self sufficient area with a commercial centre “Centro Plaza” which houses a supermarket, restaurants, cafes and a doctor’s surgery.

San Pedro is the charming town on The New Golden Mile

San Pedro

San Pedro still remains a typical Spanish town however is growing in popularity with international clients who want to enjoy the Spanish lifestyle, either for residential living or for holidays.
The town centre offers everything you need in its tree-lined shopping streets and avenues whilst the ever popular promenade on the beach walks you past a huge variety of beach bars/restaurants (Chiringuitos).
Some of the coast’s best schools are located in this town (both private and state schools) offering families the knowledge that they can obtain the best education for their children.

Nueva Andalucia has both luxury villas and apartment complexes

Nueva Andalucia is a well established area; just a stones throw from Puerto Banus. With many apartment complexes and luxurious villas tucked away in side avenues that you wouldn’t expect apart from those overlooking the famous Golf Valley, consisting of three very popular Golf Courses, Aloha, Las Brisas and Los Naranjos Golf Club. It is an area ideal for those who prefer not to take a car and prefer to be within walking distance to shops, supermarkets and local services. This area is particularly popular with the younger generation during the summer months due to the local nightlife scene and the proximity to the never-ending partying in Puerto Banus.
